Situated on a half acre site, with about 300 feet of direct beach frontage, Sea Castle, located in Santa Monica, California, is an eight-story luxury apartment building in an extraordinary setting.

One of the main development challenges was the requirement that the building profile and architectural style mirror the previous building, built in 1927, that had been destroyed by the 1994 Northridge earthquake. The new development was also required to have a 25% affordable housing component. A full menu of resident amenities was incorporated including an ocean-view lobby and penthouse viewing area, fitness center, business center, conference room, and high-end resident services.

Working in an extremely challenging jurisdiction, Province Group was able to obtain the city’s unanimous approval of all required entitlements. Province Group worked with the Coastal Commission and others to obtain all necessary permits and approvals for this project.

With 178 apartments, over 68% of the units enjoy ocean views. Unit finishes included floor-to-ceiling windows, built-in appliances, custom cabinetry, and ceramic tile entry floors and countertops.

Built to exacting high-rise fire code and seismic standards, the reinforced concrete structure allows for unusually high ceilings and reduced the need for many internal walls, resulting in more panoramic views. In order to address the parking challenges of a congested beach location, the underground parking structure incorporated parking lifts and valet services.
