Province Group purchased this failed 21 acre suburban office park with an existing 37,000 square foot research and development building, leased by a Fortune 100 company, from a major lender. The company processed a general plan amendment and zone change to create a ±4 acre commercial parcel on the freeway frontage and 75 residential lots nestled in the canyon behind, creating an attractive mixed-use development. These two uses were able to coexist in a complementary manner, by creating a single entry road, with each of the uses being given a separate, yet distinct point of entry identified by signature landscaping and monumentation.
